The stress that winter snowfall places on our roofs is cause for concern for property owners throughout the Rockies. If you fall into this category, we encourage you to consider the following.

Condensation

When the warm air your house emanates meets the cold surface of your roof, condensation naturally occurs. For this reason, a roof or attack lacking sufficient insulation is the perfect breeding ground for mold and mild, particularly during snow melt. Consistent condensation can damage even a newer roof and ultimately shortened its lifespan. Insulating and properly ventilating your attack is the best defense against condensation.

Ice Dams

Colorado winters can take a toll on the structural integrity of your roof in the way of snow build up and ice dams. Ice dams occur when ice on the warmer sections of a roof begins to melt and refreezes over built up ice in other areas. As the dam begins to cause moisture to pool on your roof, it’s common for water to begin seeping between joints and cracks, causing serious damage.  The best way to prevent ice dams is to seal all warm air leaks in close proximity to your roof sheathing. Again, proper ventilation and insulation can help to prevent ice dams from forming.

Melting Snow

Melting snow on your roof is a part of homeownership in Colorado. However, an aging or compromised roof can suffer as a result. If you suspect that your roof is on its last leg, snow melt can actually help isolate the issue. Pay attention to the areas where the snow is melting quicker. This is typically indicative warm air leaks. By fixing the issue, you may be able to extend the life of your roof.

Roof Insurance Claim Process: What to Expect When Filing Your Claim

At Elite Roofing we understand that filing a homeowners’ claim can be both daunting and overwhelming. However, educating yourself about the insurance claims process can make the whole thing less intimidating and ultimately protect you and your property. This is why we’re devoting today’s post to understanding the roof insurance claim process.

Type of Insurance Policy

It’s important to first familiarize yourself with your insurance policy. There are two main types of homeowners’ policies:

Actual Cash Value (ACV)

These policies are less common than RCV and typically cost less because they offer reduced coverage and higher depreciation. As a result, policy holders typically incur much higher out of pocket costs.

Replacement Cost Value (RCV)

These policies tend to be a bit more expensive and, as a result, policy holders enjoy full replacement coverage. With an RCV policy, you will have a single out of pocket expense to cover your deductible, your insurance provider then will step in to cover the rest.

The Insurance Claim Process

There is no need to be intimidated by the insurance claims process, it’s actually quite simple. You can expect the entire process to follow this cadence:

Professional Roof Inspection

Have a professional roofing inspection before calling your insurance provider. This is critical for a number of reasons. You may find that you do not have extensive enough damage to warrant an insurance claim. Should you find that you do need to file a claim, your inspection will provide a clear analysis of the state of your roof. Information, which will be imperative for advocating for yourself as you interface with the your insurance company.

File Insurance Claim

If you determine that you do have enough damage to substantiate an insurance claim, this is time to reach out to your insurer.

Insurance Adjustments

At this time you will be assigned an adjuster who will be charged with inspecting your roof and any other damage your property has sustained.

First Insurance Estimate & Check

Once your adjuster as surveyed your damage, they will provide an estimate for repairs and present you with your first check.

Send Check to Mortgage Company
